Mutation, called dakhil kharij in Uttar Pradesh, updates the revenue records (Khatauni) to show the new owner after a sale, gift or inheritance.
When is mutation needed?
- After you buy land through registry
- After the death of the recorded owner (succession / varasat)
- After a gift deed or family partition
Step-by-step process
- Apply online on the UP Bhulekh / revenue court portal or at the tehsil with the registry copy.
- The Lekhpal verifies and submits a report.
- A public notice is issued so objections can be filed (usually 30-45 days).
- If no objection, the Tehsildar passes the mutation order.
- The Khatauni is updated with your name.
